The 98 +/- Acres of the Dutton Property represents some of the finest crop production land in Shelby County.  The property is located in Township 59N, Range 12W, Section 10 of Shelby County Missouri.

From Clarence, MO take Highway 151 north 12 miles to Highway B, continue straight ahead in the curve on Highway B for another 3 miles through Cherry Box to the Dutton Property on the right (joins the cemetery).

The 98 +/- Acres of the Dutton Property represents some of the finest crop production land in Shelby County.  The property is located in Township 59N, Range 12W, Section 10 of Shelby County Missouri .  The Shelby County FSA calls for 93.74 acres tillable with the balance in waterways and two very small patches of woods.  The farm lays great and has lots of long straight rows.

The farm is currently being rented out on a 50/50 crop share basis for the 2024 crop year, this is a one-year contract and the farm will be sold subject to this arrangement.  The Seller will be providing the new buyer with two options for the 2024 crop.

Option One – The seller pays their share of the 2024 crop expenses and keeps their share of the crop and the new buyers get possession at the conclusion of the 2024 harvest. (Existing arrangement)

Option Two – The Seller furnishes the new buyer with their 2024 share crop expenses  and the new buyer re-imburses the Seller for those expenses at closing and accepts the terms of the share crop agreement and then receives their portion of the 2024 crop.  The new buyer would then get possession of the property at closing subject to the current tenant rights. 

Rural water is available along the west side of Highway B.

There has been a survey commissioned, as soon as it is completed, we will change our estimated acreages to the exact surveyed acreages to be used for the contract and closing amounts.

TERMS & CONDITIONS:10% Down sale day with the balance due and possession given subject to the 2024 crop tenancy agreement at closing in 30 days or less.  2024 Property taxes will be pro-rated to the date of closing.  The cost of title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.
